Vapor Barrier vs. Encapsulation

If your crawl space is encapsulated, your crawl space floor, foundation walls and floor piers have been covered over with the 100% covered with a white plastic (polypropylene) encapsulation liner to prevent the evaporation of water into the crawl space's air space.  The seams and junctions are also completely sealed.  You also have no dehumidifier.  This moisture control system reduces the overall humidity levels and creates a conditioned space for your home.

If we are talking about just "Vapor barrier", there are a few things to keep in mind.  Encapsulation involves a polypropylene liner that acts as an effective "vapor barrier", but the phrase "vapor barrier" usually refers to the traditional black plastic that is laid down without being sealed at the seams.  The vents are not sealed either.  No electricity is used either for dehumidifying or pumping.  This is a much cheaper solution for homeowners, to install, but keep in mind that it can cause a lot more damage in the long run than encapsulation.

Did you know that the standard black plastic vapor barriers will often breakdown in 5-10 years?  You may not see it at first glance, but it begins to form pinholes in the plastic that eventually will allow moisture to pass through very easily.

With an encapsulated crawlspace liner being in a drier environment, it will last up to 20 years or more.

How do we do that?  Well, the encapsulation liner is sealed at every joint,  but we also install a dehumidifier and if needed a sump pump to keep water from building up.
